Requirements for a 10-Year Investor Visa:

Property Ownership: You must own property in Dubai valued at a minimum of 2 million AED. Multiple properties can be combined under the applicant's name.

A statement of account from the developer or

Husband and wife can jointly own a property to qualify (marriage certificate required, attested by MOFA and translated into Arabic).

If the property is shared between husband and wife and valued at less than 4 million AED, only one spouse can apply for the Golden Visa initially, and the other can be sponsored later. The shares in the property must be equal for sponsorship; otherwise, the primary visa will go to the higher shareholder.
