Property Investor Golden Visa For 10-years

If you're considering investing in property through Terreno Properties to secure a 10-year investor visa in the UAE, here’s what you need to know:
 

Requirements for a 10-Year Investor Visa:

  1. Property Ownership: You must own property in Dubai valued at a minimum of 2 million AED. Multiple properties can be combined under the applicant's name.

  2. Mortgaged Properties: If the property is purchased via a developer or bank mortgage, you will need:

    • A statement of account from the developer or

    • A Bank NOC to proceed with the residence visa application.

  3. Applicant Presence: The applicant must be inside the UAE when applying.

  4. Joint Property with Spouse:

    • Husband and wife can jointly own a property to qualify (marriage certificate required, attested by MOFA and translated into Arabic).

    • If the property is shared between husband and wife and valued at less than 4 million AED, only one spouse can apply for the Golden Visa initially, and the other can be sponsored later. The shares in the property must be equal for sponsorship; otherwise, the primary visa will go to the higher shareholder.

  5. Title Deed:

    • The property’s market value must exceed 2 million AED (an official evaluation certificate is mandatory).

    • Joint ownership is accepted, but the applicant’s share should be at least 2 million AED.

    • The name on the title deed must exactly match the name on the applicant's passport.

Documents Required for a 10-Year Investor Visa:

To apply for a 10-year visa, you will need the following documents:

  1. Title Deed: The property value on the title deed must be at least 2 million AED. Properties outside of Dubai or in DIFC are not accepted.

  2. Passport Copy: A clear copy of your passport, which must be valid for more than 6 months.

  3. Old Emirates ID: If applicable.

  4. Digital Photograph: A high-quality photo matching the ICP guidelines.

  5. National ID: Applicants from Iran, Pakistan, Iraq, Libya, and Afghanistan must provide their national ID.
