Sharjah's real estate landscape is poised for a dramatic transformation with the unveiling of the Ajmal Makan City – Sharjah Waterfront project, a monumental coastal development in Al Hamriyah. This ambitious undertaking, valued at a staggering Dh25 billion (US$ 6.8 billion), is set to reshape the emirate's urban fabric, offering a blend of modern living and sustainable practices.
Spanning an expansive 60 million square feet, Ajmal Makan City is envisioned as a self-contained urban oasis, incorporating a diverse array of residential, commercial, and tourism facilities. Sultan Al Shakrah, CEO of Ajmal Makan Real Estate Development, has provided updates on the project, revealing that it will accommodate over 60,000 residents across eight meticulously planned islands. This development aims to seamlessly integrate contemporary urban living with environmentally conscious design, reflecting Sharjah's commitment to sustainability.
The project's impact extends far beyond its residential offerings. Al Shakrah emphasized that Ajmal Makan City will serve as a significant catalyst for Sharjah's real estate sector, generating thousands of employment opportunities across a wide spectrum of industries. These industries include, but are not limited to, real estate, infrastructure, retail, hospitality, education, healthcare, and entertainment. This ripple effect is expected to contribute substantially to the emirate's economic growth and diversification.
The freehold nature of Ajmal Makan City has already attracted substantial interest from both local and international investors, underscoring its potential as a prime investment destination. The project plays a pivotal role in Sharjah's broader economic diversification strategy, aimed at reducing reliance on traditional sectors and fostering sustainable growth.
Ajmal Makan Real Estate Development, as the master developer, has launched several key initiatives within the project, including Al Thuraya Island, The View Island, and Blue Beach Residence. These initiatives further enhance the project's appeal, offering a diverse range of living and investment options.
Construction progress on Ajmal Makan City is proceeding rapidly. The first and second phases of Sun Island have been completed, marking a significant milestone in the project's development. The Blue Bay Walk project, developed in three phases, has also witnessed substantial progress, with the first phase completed and the second and third phases finished ahead of schedule and now being handed over to their new owners.
The development will feature an impressive array of amenities, including 1,500 villas, mid-rise buildings, hotels, retail spaces, a university, schools, a theme park, and various other attractions. These elements are strategically designed to create a vibrant and dynamic community, catering to the diverse needs of residents and visitors alike.
A significant aspect of the project is its impact on Sharjah's coastline. Ajmal Makan City will extend the emirate's coastline by 36 kilometers, providing unparalleled waterfront living opportunities. The development will also include a marina with 800 yacht berths, a 1.6-million-square-foot theme park, a 3-million-square-foot shopping mall, waterfront restaurants, cafes, and entertainment venues, creating a comprehensive leisure and entertainment destination.
In line with Sharjah's commitment to sustainability, 60 percent of the project will be dedicated to green spaces, beaches, and public areas. This emphasis on green spaces reflects the emirate's dedication to creating a sustainable and livable environment for its residents.
With its modern infrastructure, eco-conscious design, and diverse waterfront living options, Ajmal Makan City is poised to become a key destination for residents, tourists, and investors alike. The project's transformative impact on Sharjah's real estate sector and its contribution to the emirate's economic diversification are undeniable, marking a new era of growth and development for Sharjah.
